Purpose
The VP, Real Estate Portfolio Management is responsible for shaping and executing the Bank’s enterprise-wide real estate strategy. Reporting to the Senior Vice President, Global Real Estate & Corporate Services, this role drives portfolio optimization, workplace strategy, and occupancy planning to enhance business performance, talent attraction, and support operational excellence. The VP partners closely with senior business leaders to align real estate decisions with the Bank’s strategic priorities and evolving ways of working.
Accountabilities
• Leads and drives a customer focused culture throughout their team to deepen client relationships and leverage broader Bank relationships, systems and knowledge.
• Develops and executes forward-looking global real estate strategies across all markets, ensuring alignment with the bank’s business objectives, growth priorities, and operational efficiency targets.
• Leads strategic portfolio planning, including site selection, consolidation, expansion, and disposition, to maximize value and agility.
• Oversees the design and implementation of workplace and occupancy strategies that enable talent attraction, employee experience, productivity, and flexibility.
• Acts as a strategic advisor to the C-suite and senior business leaders, ensuring real estate solutions align with organizational priorities and risk frameworks.
• Champions the use of analytics, market intelligence, and scenario modeling to inform real estate investments and occupancy management.
• Leads and inspires a high-performing global team of strategy, planning, and analytics professionals, fostering a culture of innovation, accountability, and continuous improvement.
• Drives disciplined financial management across the global real estate portfolio, optimizing capital deployment and operating costs while maintaining a high-quality employee experience.
• Guides the organization through complex transformation initiatives, including the adoption of new workplace models, sustainability objectives, and technology-enabled planning solutions.
• Directs day-to-day activities in a manner consistent with the Bank’s risk culture and the relevant risk appetite statement and limits. Communicates the Bank’s risk culture and risk appetite statement throughout their teams.
• Creates an environment in which teams pursue effective and efficient operations of their respective areas in accordance with Scotiabank’s Values, Code of Conduct and Enterprise-Wide Risk Management Framework.
• Builds a high-performance environment and implements a people strategy that attracts, retains, develops and motivates their team by fostering an inclusive work environment and using a coaching mindset and behaviours; communicating vison/values/business strategy; and managing succession and development planning for the team.
Education / Experience / Other Information
• Extensive leadership experience (15+ years) in corporate real estate strategy, portfolio planning, workplace strategy, or financial services operations within large, complex, global organizations.
• Proven ability to develop and execute enterprise-aligned real estate and occupancy strategies that drive transformation and operational efficiency.
• Strong business acumen with the ability to influence and partner effectively with executive stakeholders across geographies and functions.
• Deep understanding of workplace trends, occupancy planning, and sustainability, with experience leading global teams through change.
• Exceptional leadership and people development skills, with experience managing global teams.
• In-depth understanding of the Bank’s strategy, business model, operations, and control environment, including risk management and regulatory frameworks.
• Demonstrated excellence in analytical thinking, strategic planning, and executive-level communication, with a strong track record of delivering high-impact presentations to senior leadership and executive committees.
• Bachelor’s degree in Business, Finance, Real Estate, Engineering, or a related field required; MBA or advanced degree preferred.
• Spanish speaking is considered an asset.
