Vice President Portfolio Optimization - Residential Real Estate Secured Lending (RESL)

 

Mission of the Role:
To lead pricing, portfolio optimization, and balance‑sheet execution for the RESL business, enabling profitable, sustainable growth across the full mortgage lifecycle. This role owns pricing strategy, portfolio optimization, and portfolio analytics, translating market, regulatory, and financial insights into executive‑level decision support that strengthens competitive positioning, capital efficiency, and long‑term financial performance.

 

Main Responsibilities

Strategic Pricing

This pillar is accountable for the design, governance, and execution of pricing strategies that balance growth, profitability, and risk across acquisition, renewal, and retention.

  • Lead pricing strategy across all RESL products and channels (Broker, Branch, proprietary mobile salesforce, Digital), including origination and renewal pricing
  • Ensure mortgage pricing reflects the bank’s cost of funds, risk appetite, and return thresholds in close partnership with Treasury and Finance and manage vendor relationships
  • Own and evolve a dynamic pricing framework to deliver optimized pricing
  • Manage exception and discretion policies along with operational processes to support competitive and consistent execution of pricing
  • Oversee pricing governance, ensuring transparency, fairness, and compliance with regulatory and internal policy requirements, representing RESL across senior pricing and ALCO forums
  • Monitor and report pricing effectiveness through KPIs including margins, elasticity, and profit contribution

 

Data, Analytics, and Reporting

This pillar focuses on leveraging data and advanced models to drive all strategic and operational decisions within the RESL business. 

  • Champion advanced analytics, modeling (pricing elasticity, prepayment, forecasting) and appropriate use of AI in partnership with Analytics and Finance to drive profitable growth in the RESL business
  • Act as the business champion for effective governance and architecture for RESL data, ensuring its availability effective use throughout the Bank.
  • Lead portfolio reporting and insights that support BL‑level strategy, business reviews, and profit/volume trade‑off decisions including executive‑level dashboards that provide a real‑time view of profitability, risk, liquidity, and capital usage
  • Work closely with Risk to understand RESL model validation, challenge assumptions, and ensure business impact is understood

 

Portfolio  Optimization

This pillar focuses on optimizing portfolio mix, lifecycle value, and capital efficiency across origination and retention channels.

  • Develop and execute channel optimization and pricing strategies to balance channel mix in line with profitability and risk objectives
  • Own portfolio‑level planning for each channel that includes forecasting, and performance reporting from daily to annual horizons
  • Lead analysis and initiatives to maximize Return on Equity of the RESL portfolio through profitability enhancement and optimization of risk weighted assets.
  • Analyze fully‑loaded cost per unit originated and channel‑specific risk/return profiles to guide investment and resource allocation
  • Track and optimize KPIs such as Customer Acquisition Cost (CAC), renewal retention, and profit per loan
  • Partner with Sales and Distribution to align pricing levers, incentives, and campaigns with lifecycle value and client outcomes
  • Partner closely with Global Risk Management and Collections teams to optimize portfolio health, tracking leading indicators and providing pricing and policy recommendations

 

 Securitization & Balance Sheet Execution

This pillar ensures capital efficiency and Risk Weighted Assets (RWA) optimization as well as liquidity management in RESL.

  • Partner with Treasury to support the design and execution of hedging strategies aligned with enterprise risk appetite
  • Partner with Treasury to provide administration and operational support for securitization and covered bond programs, including business ownership and vendor management for the Mortgage HUB software system.
  • Lead the structuring and execution of portfolio insurance transactions as required to meet the Bank’s appetite.

 

Appraisal & Valuation Management

This responsibility ensures the bank's property valuation processes are efficient, accurate, compliant, and mitigate collateral risk through robust vendor management and technology integration 

  • Oversee appraisal governance, including due diligence, onboarding, and performance management of Appraisal Management Company AMC partners
  • Ensure compliance with regulatory and internal valuation standards
  • Working closely with Risk Management, develop and maintain valuation policies and Lead quality‑control strategies for higher‑risk segments, including analytics to identify bias, valuation drift, or systemic issues
  • Oversee the process for handling valuation escalations at the deal level 

 

Leadership, Governance & Culture

  • Lead and develop a high‑performing, inclusive team culture aligned with the Bank’s values and conduct standards
  • Ensure day‑to‑day activities operate within risk appetite, regulatory expectations, and internal controls
  • Represent RESL in external forums, synthesizing insights from OSFI, CMHC, BoC, and industry bodies into strategic guidance
  • Act as a trusted advisor to senior leadership, Product, Risk, Sales, and Treasury partners

 

Qualifications and Skills

  • 10–15+ years of progressive experience in mortgage pricing, portfolio management, or capital markets
  • Proven executive leadership within complex, regulated financial environments
  • Deep expertise in pricing engines, portfolio analytics, and financial modeling
  • Advanced understanding of Canadian mortgage regulation and capital frameworks
  • Strong strategic judgement and decision making capability, with the ability to simplify complex financial, market, and capital insights into clear executive recommendations
  • Exceptional communication skills with experience engaging senior executives, regulators, and external stakeholders
  • Bachelor’s degree in Finance, Economics, Statistics, or related field; MBA, CFA, or advanced degree preferred
