Project Manager - Real Estate
Purpose:
The Project Manager is responsible for managing a portfolio of workplace premises projects, including renovations, expansions, relocations, new locations, and special moves of a variety of sizes and dollar value. They report directly into the Director of Program Management & Construction.
Accountabilities:
1. Provide timely & value-effective design and construction strategies, including the determination of annual construction programs that are in accordance with business needs.
2. Manage a large and diversified portfolio of real estate projects and ensure all projects are completed on time, within budget and in accordance with Bank standards. Control the budget and costs factors for each project, setting up and obtaining required approvals for project budgets.
3. Hire and manage a team of external design, construction & furniture experts, including architects, engineers, contractors to cost effectively meet project objectives. Manage the request for proposal and tender process, control & manage project expenses, and act as a control point to monitor all financial aspects during the entire lifespan of a project.
4. Negotiate and execute agreements and contracts to maximize value, to protect and optimize the Bank’s position in awarding of tenders or contracts.
5. Coordinate the procurement and cost-effective quality control of all required furniture, equipment, and services.
6. Prepare budgets, schedules, and manage the construction process including project closeout. Conduct site inspections, expedite and coordinate change orders, and provide contract administration services.
7. Coordinate and provide timely and informative feedback on status of real estate projects, including scheduling, potential issues & budget forecasting for regular reporting purposes.
8. Provide recommendations for any issues or opportunities to Executive, Senior Management, business units, design, leasing and/or asset management, facility management, and construction teams, etc.
9. Ensure the delivery of service is consistent with Bank standards and procedures, to customers, branches, Executive Offices’ departments and subsidiaries, including agreement to adhere to the Bank’s Guidelines for Business Conduct.
Requirements:
• 3 - 5 years experience of managing construction and interior design projects.
• Knowledge of design, construction industry and business practices in order to adeptly manage the complexity of property issues in the context of providing real estate solutions for the Bank's representational, operational and business initiatives.
• Strong human relations skills, as well as, an ability to initiate contact and build communication and networks to assemble cross funtional teams are essential.
• Ability to manage a team of external design and construction consultants, often with competing interests. Professional, persuasive, but tactiful, negotiating skills are critical.
• Self-initiative, curiouisty, resourcefulness and strong organizational skills to manage a diverse range of interests and issues is required.
• Excellent oral and written communication skills are required to make presentations and prepare report recommendations.
• Professional affiliations would be considered an asset but are not mandatory.
• Excellent working knowledge of construction materials, methods, and ability to read and review detailed space/feasibility plans, construction drawings and specifications and contract documents are essential.
• Must possess an understanding of the budget and accounting processes as it relates to managing construction projects.
• Knowledge of current market conditions, including those related to differing geographic conditions is required to provide accurate cost and schedule information. In addition, knowledge of corporate furniture systems would be an asset.
• Ability to use initiative and effort to stay current with industry and competitor trends in design and construction.
• Good technical problem-solving skills including understanding of current building codes and bylaws, contractual agreements, legal documents and building technology.
• Ability to work under pressure while prudently managing construction risk is required.
• Good computer skills including experience working with MS Word, Excel, Project, PowerPoint, Project, and Teams are required.
Education/Other Experience:
• Architecture, Engineering, or equivalent real estate education.
