Title: Compliance Manager, Operations - Real Estate

The Compliance Manager contributes to the overall success of the Real Estate Department in Canada, PAC and Caribbean by ensuring all activities conducted are in compliance with governing regulations, internal policies and procedures. This role involves liaising with different compliance stakeholders of the bank i.e., Global Compliance, AML, TPRM etc.to ensure adherence of policies and controls.
Is This Role Right for You? In this role, you will:
- Provide regulatory advice and training to Real Estate staff regarding existing and new regulations, internal policies, and procedures.
- Lead the development and implementation of an 8-pillar regulatory compliance program for the Real Estate Department, ensuring delivery of compliance-related initiatives.
- Collaborate with the Legal Director to evaluate regulatory changes, create clear procedures on new and amended regulations.
- Continuously improve documentation process for training purposes and audit requirements.
- Gain expertise in risk assessment tools (e.g., Open Pages, NIRA), develop business-line-specific guidelines, and present recommendations to leadership.
- Execute all the activities as per the Global Operation Risk requirements for Real Estate (RCSA, OREs, KRIs etc.).
- Deliver quarterly compliance updates to Senior Management and global compliance teams, including Global Risk Management and Global Operational Risk.
- Lead both internal and external testing/audits for the department; liaise with internal stakeholders for requested information and present to the testing/audit teams.
- Lead the annual review of CDIC material leases for Resolution Planning purposes and facilitate updates as required.
- Manage the activities related to Real Estate exceptions for Projects and Leases by Third Party Risk as outlined by the control functions; facilitate any new exception requirements.
- Develop controls and update processes to ensure compliance with facility and safety regulations and Third Party - Risk Management engagements.
- Act as 1B and provide support to the RE Contract Owners for TPRM-related queries for Coupa and ICM.
- Lead the development and implementation of RE Conformance Plan for Record and Information Management ensuring delivery of initiatives as per plan.
- Contribute to providing insight into process improvement for Compliance related activities for the department and providing support for new initiatives.
- Lead the compliance team in the execution of the controls to maintain the exception for Coupa and Icertis
- Champion a customer/partner focused culture to deepen relationships with partners and leverage broader Bank relationships, systems and knowledge.
- Understand how the Bank’s risk appetite and risk culture should be considered in day-to-day activities and decisions.
- Actively pursue effective and efficient operations of their respective areas in accordance with Scotiabank’s Values, its Code of Conduct and the Global Sales Principles, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational, compliance, AML/ATF/sanctions and conduct risk; champion a high-performance environment and contributes to an inclusive work environment.
Do You Have the Skills?
- Bachelors’ Degree
- Experience working in compliance, risk management, or a legal role within a financial institution
- Ability to work in a fast-paced work environment
- Experience in dealing with audits
- Take ownership and hold themselves and others accountable for delivering results that matter
- Strong written and verbal business communication skills
- Proficient with Microsoft Office Suite (e.g., Word, Excel, PowerPoint, Outlook)
- Ability to adopt a risk-based approach in making recommendations to implement policies and procedures
