Purpose
The Compliance Analyst contributes to the overall success of the Real Estate Department in Canada, CA and PAC countries ensuring compliance related initiatives are executed/delivered in support of the team’s business strategies and objectives. This role involves ensuring all activities conducted are compliant with governing regulations, internal policies, and procedures.
Accountabilities

Performs due diligence checks (Including World Checks and S&P Credit Checks) on Third Parties and escalates hits accordingly for PEPs, Terrorists, Sanctioned Entities, Individuals with Criminal Activity (Theft, Fraud, Drug Trafficking) that requires further investigation among the team, business partners and GAMLU.

Assists with continuous improvement of programs, processes, policies and tools to meet regulatory requirements and internal controls.

Reviews critical project documents on the Project Reporting System, collaborates with Project Managers to identify and rectify discrepancies, and ensures all necessary documents are accurately captured on PRS as per TPRM guidelines

Evaluates lease documents within the Build system for compliance. Engages with Leasing Managers to address any deficiencies, and ensures all leases meet internal standards as set by the TPRM team.

Liaises with various Control Functions of the bank and executes recommended controls to maintain their Concurrence for Real Estate Department’s Due Diligence exceptions.

Provides training and support to International Real Estate Groups on compliance matters as applicable.

Prepares quarterly reports for all Real Estate leases and projects (including consultants, contractors) that capture information related to financial commitments to Third Parties and submit to TPRM team as per the established timelines.

Manages and maintains manuals on Real Estate Department’s Internal Sharepoint to make sure they are updated timely by the respective custodians.

Continually reviews and addresses any issues associated with Audits including documentation, processes and due diligence to ensure Real Estate meets Global Compliance Standards.

Supports the Compliance Manager on existing and new Compliance related activities for the department including requests from the Bank’s Global Compliance teams.

Understands how the Bank’s risk appetite and risk culture should be considered in day-to-day activities and decisions.

Actively pursues effective and efficient operations of their respective areas in accordance with Scotiabank’s Values, its Code of Conduct and the Global Sales Principles, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational, compliance, AML/ATF/sanctions and conduct risk.

Education / Experience / Other Information
- 3 years of relevant experience in the financial services industry within Compliance, Audit, Risk Management Function and/or related field
- Bachelor’s Degree
- Proficient with Microsoft Office Suite (e.g., Word, Excel, PowerPoint, Outlook)
- Outstanding Written and Verbal Communication Abilities for managing diplomatic relationships
- Excellent teamwork, interpersonal and conflict-resolution skills
Working Conditions
- Standard office-based environment. Hybrid, with expectations to be in the office three days per week
