TITLE: Associate Director, US Reits Research

DUTIES: Scotia Capital (USA), Inc. seeks Associate Director, US Reits Research in New York, NY to support the Senior REITs Analyst by building and maintaining detailed financial models, conducting scenario and sensitivity analyses, updating earnings forecasts, and synthesizing company-specific data to inform investment theses. Conduct in-depth macroeconomic analysis to assess the impact of macroeconomic indicators, such as interest rates or employment data, on REIT valuations, and draft research reports with detailed company-specific recommendations. Develop differentiated, forward-looking research by creatively analyzing traditional and alternative data sources, such as foot traffic, transaction data, or web scraping, while actively monitoring macroeconomic, industry, and company-specific developments through daily news and market activity. Collaborate on new research initiatives, including launching company coverage and developing thematic or industry reports with colleagues across the Americas. Champion a client-focused culture by deepening relationships with clients and leveraging the Bank’s broad resources, including insights from departments such as Fixed Income, Economics, ESG, and Foreign Exchange. Assist sales and trading teams by addressing investor inquiries and providing expert insights to enhance client service and communication. Coordinate marketing efforts by arranging meetings with corporate and industry contacts, while maintaining a strong U.S. presence to build relationships and support REITs coverage.

REQUIREMENTS: Bachelor’s degree or foreign equivalent in Finance, Mathematics, Business Administration or a related field and five (5) years of progressively responsible experience in the job offered or related occupation: covering Real Estate Investment Trusts across multiple subsectors including Healthcare, Multifamily, Office and Retail; writing sector notes covering thematic insights across the sector, identifying macroeconomic drivers, regulatory changes, and evolving industry dynamics that affect multiple companies; writing about public companies in a compliant fashion including digesting press release, performing analysis, and writing notes on takeaways/analysis; applying research methodology to conduct benchmarking and peer comparison for Real Estate Investment Trusts, including designing and executing a structured plan to develop and test investment theses based on financial metrics, strategic positioning, and market dynamics; utilizing analytical framework including developing models to analyze impact of macro-economic/environment changes, company announcements, and latest news flow on stock coverage; performing excel modeling including utilizing 3-statement models and developing ad-hoc analysis; and working with statistics including regression modeling, least squares, and understanding/application of outputs. In the alternative, the employer will accept a Master’s degree in one of the above-listed fields and three (3) years of experience in the above-listed skills. 10% travel required nationally/internationally. Telecommuting and/or working from home may be permissible pursuant to company policies. When not telecommuting, must report to work site.
