TITLE: Associate Director, Corporate Banking, U.S. Real Estate, Gaming & Leisure

DUTIES: The Bank of Nova Scotia seeks Associate Director, Corporate Banking, U.S. Real Estate, Gaming & Leisure in New York, NY to be responsible for supporting deal origination efforts from inception to closing, creating client and prospect pitchbooks, presentations, financial modeling and research, credit related activities including review of credit presentations, structuring loan transactions, performing due diligence, negotiating documentation, and monitoring compliance and industry trends. Liaise across other departments, including Global Loan Syndications, Derivatives, and/or Foreign Exchange, Cash Management, Trade Finance, Equity Capital Markets and Debt Capital Markets, having knowledge and understanding of the various products Scotiabank offers, identifying trends and cross-selling opportunities. Support the career development and mentorship of the team’s Analysts and Associates and contribute to an inclusive work environment. Evaluate and analyze the financial needs of REITs and Corporate clients, supporting the origination of lending opportunities while liaising directly with the Corporate Banking Execution team on the preparation of credit presentations and Global Risk Management on credit adjudication. Support the negotiation of loan terms and documentation with borrowers/other banks, culminating in the closing of transactions. Actively pursue effective and efficient operations of his/her respective areas, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational risk, regulatory compliance risk, AML/ATF risk and conduct risk.

REQUIREMENTS: Bachelor’s degree or foreign equivalent in Business Administration, Finance, Real Estate or a related field and five (5) years of progressively responsible experience in the job offered or related occupation: executing transactions through lifecycle of the deal from inception, onboarding, to closing with client primacy at the forefront; calculating return metrics and valuation for a variety of real estate transactions using methodologies including financial modeling, sales comp analysis and cap rate comparisons; creating client and prospect pitchbooks, presentations, financial modeling and research, credit related activities including review of credit presentations, structuring loan transactions, performing due diligence, negotiating documentation, and monitoring compliance and industry trends. Telecommuting and/or working from home may be permissible pursuant to company policies. When not telecommuting, must report to work site. 20% travel required nationally/internationally. Offered salary is between $185,000 and $185,000 per year, 40 hours per week. In the alternative, the employer will accept a Master’s degree in one of the above-listed fields and three (3) years of experience in the above-listed skills.
